Thanks for the assurance on the Gary property i will definitely take the little profit and run.

I actually have tons of family between both Gary and Merrillville that will help me run the renovation. Im fortunate to have a family of electricians, carpenters, plumbers etc. So the renovation and trust factor im not worried about.

Im more concerned with the real estate market in Merrillville, my 2 properties there are in good areas, the houses just need extensive rehab work. My family is giving me a great deal mostly labor discounts, i would just like to know if there are any resources to see if these deals make sense in the 2014 Merrillville market.

Just looking for a little insight from all the wonderful and experience investors on BP, here’s my situation

I purchased 3 tax liens last year in Lake County Indiana, two of the properties are in Merrillville IN, the other one is in Gary IN.

So here’s my issue, I LIVE IN CALIFORNIA....I’m really familiar with the area and I’ve seen all the houses in person so i know the condition of each.

Cost of each property

#1 $3800 purchase, $1000 lawyer fee, $2000 back taxed= $6800 total investment. Rehab $20k

#2 $1200 purchase, $1000 lawyer fee, $600 backed taxed= $3000 total investment. Rehab $8k

#3 $900 purchase, $1000 lawyer fee, $600 backed taxed= $2500 total investment...rehab $10k

Total investment if i rehab $50,300

So I fly all the way out there to purchase real estate because I’m tired of sitting on the sidelines and now IM SCARED bigger pockets, any good advice on what i should, I’m so afraid of losing money investing in this area. I had a great feeling when i investigated the properties and area however now i just don’t really know. I’m asking because I’ve been approached by several wholesalers asking me to sell the house for not much more than i bought them for. However should i take the little profit and run or jump and swim with the sharks?

HELP...Lol

Hello Newbie to Bigger Pockets

Im sure most of you have been at this point....you do your first 3 deals, you get excited, and BOOM you onvest your profits back into marketing. Then 1 month goes by then 2 months goes by then 3 the 4, and no deal. Im getting frustrated trying to understand is it something im not doing/

I was able to get 3 properties under contract in my 1st and 2nd month of ever whoelsaling, each one profitted me 10k. Sounds great but now im struggling with my marketing techniques, bird dogs dont really exsist in Southern Ca, bandit signs get taken down and thier illegal. Where do i go from here. I got my last 3 deals from letters. Not yellow letter but my own personal letters.

Im very creative, and ive ignored the fact that i may need a real mentor. Ive bought every course availble (not literally but very close) none have really helped me. Is there anyone in Southern Ca who is fimilar with Southern Ca REI who can relate and wants to give me any good advice. Possibly work together, expand off each other ideas etc.

And dont scold me Bigger Pockets please...LOL
