My main goal is to buy and hold long term.  I am contemplating a flip to generate some capital for future endeavors and I see a huge opportunity to flip in the Belmont neighborhood. I think this would help me give ability to make cash offers on future purchases  and snag deals immediatly.  I have never been involved with a flip and constantly trying to educate myself on the subject.

Hey guys,

I just like many of you have decided that cash flow is king.  I am a noob invester who jumped in the game this past year with one rental unit which is working out great.  I have a great full time job that can help fun my projects and would love to grow, grow, grow!  Looking to find deals ranging from duplexes to smaller multifamily units.  I am here to learn and form relationships.

Thanks for the comment Aaron and I hope to get more clarity.  Since the property was being managed through a professional management company, they were able to get their security deposit back.

Hey all,

I am closing on my first investment property that is a residetial home.  I acquired the house thanks to the current tenants who informed me that the owner was foreclosing allowing me to purchase it at auction.  The tenants are great and have sent me their current rental agreement.  The home was previously managed by a professional property manager and the rental agreement looks rock solid to me and do not see the need to change anything.  I have learned that I have to honor the current agreement to the end of its term.  My question is, what do I do to make sure their current agreement will be honored once I take over? Do I print their current agreement and have us all resign?  Not sure what to do in order to ensure the current lease holds up in case of tenant issues down the road.
