Would agree with Reed.  What edge of Overton Park you're looking at could be a big determining factor - though would could probably guess based on it still being 38104.  Rents had a big increase, as we all know, in 2022 or so, and many buildings are being sold on a promise of similar rents or without taking into consideration a depression in rents.  Our firm manages easily 300 units in the 38104 zip code.  Realizing I'm late to the post, but if you're still underwriting a deal or looking for an opinion with lots of data to back it up, feel free to reach out.

I've been in property management for about 15 years now, handling everything from single-family rentals to larger multifamily assets in the Memphis market. Most of what I know comes from the school of hard knocks—real-world lessons you only learn by being in the trenches. At the same time, I've backed that up with formal education, earning my MBA and completing IREM's Certified Property Manager (CPM®) designation.

That blend of experience and education has shaped how I work with investors: practical, no-nonsense, and grounded in what actually drives results. My biggest pet peeve in this business is the “yes-man” manager who tells owners only what they want to hear. I’m the opposite—I shoot straight. You’ll always know where things stand, good or bad, and I’ll be upfront about the path forward.
