Why should we still invest in real estate? Are there no better options, like a REIT's, Stocks, Bitcoin, or other things? Finding good cash flowing deals are damn near impossible. Prices are through the roof, Insurance cost have skyrocketed, maintenance cost are up a lot, taxes. All this just to hopefully cashflow a few hundred $$ a month, doesn't seem worth it.

Lately, I am really leaning on just investing in REIT's like Realty Income (o). as I write this Realty Income is at $57.75 paying $0.264 monthly dividend. With $50k I can get 866 share x .264 payout a month is $228.62. Nothing to get crazy about but no need to deal with tenants, property taxes, repairs, vacancies, etc. just sit back and collect. Re-invest that dividend every month or use it as needed. Yes of course its price can be more volatile and can go down faster than real estate would but long term it appreciates and pays every month.

Just got my Insurance renewal quote for dwelling policy (landlord). It went up 30%!!! Looking for insurance agent referrals that you use for new Dwelling Policy quotes

holdover tenant. Hopefully you had a cordial relationship with the tenant. I would go over there and ask when they can expect to be 100% vacated and let them know that you need to take possession asap. Maybe give them an additional 24-48 hrs to vacate. if not vacated by this new deadline, let them know that you will begin eviction proceeding and it will go on their record making it difficult to lease in the future.

I had an ac tune up right before summer in houston began. They cleaned the condenser/replaced capacitor/ checked refrigerant levels  for $225

Mitchell, disregard my previous reply. The heat pump does everything heating and cooling. For some reason I thought you were focused on just heating not cooling that’s why I mentioned to just replace the furnace. But either way you have quotes for a heat pump I would still get quote to replace the complete hvac for your rental and see what makes more sense

What about just getting a normal furnace? How much would that be? I'm guessing it would be about 50% cheaper and with regular maintenance it should last you 20+ years. You are posting from College Station so you know our winters in texas are fairly short ( less usage) but either way I would compare cost of the heat pumps to regular furnace before deciding.

Forget the lease terms in this situation. Sadly that city is devastated so I can understand wanting to go to NYC. Let your tenant go and wish him the best.

You did your due diligence and everything else was acceptable to you? Credit, background, income.. You have signed the lease and accepted his deposit and cashed it, correct? I don't think there is much you can do at this point other than go through with the lease. Now there should be a time limit for them to give your 1st month rent before they get the keys and take possession. If they do not give you the rent, then maybe you can say that they are in default and cancel the lease, maybe..

If you plan on short term rentals for condos in those area, make sure you do your due diligence! I know of two in the westchase area that have incorporated in their bylaws that there are no leases allowed of 6 months or less. Personally I would focus for areas near downtown/ med center/galveston. Good luck!
