Thanks guys i'm really looking to learn much more about this topic. I feel like i'm just hitting the tip of the Iceberg but i'm wanting to get started on my Mail marketing within the next two months.

@David Sicherman   Awesome David. Where do I get the lists from? Can I get them online or does it have to be in Person? I'm really going to try and go after Delinquencies and not so much Tax deed - Unless they are the same thing? 

An ideal situation would be like a paid off home that was passed down to a family member, and that person neglected the taxes for a few years and was at risk of losing the home. We work out a deal to pay the back taxes and then the Seller make some money on the home as well. - I think the BiggerPockets Podcast show 39 talked about doing this with Vacant Land.


@Ned Carey  Thanks for the input Ned. I'm hoping to find a situation where the property is free and clear(the reason they are behind on taxes) - and then maybe we can make it a Win/Win for the Distressed seller and Myself

@Harry Asnien  Thanks for your feedback Harry.  I think i'll be looking more at situations before they've been taken for delinquent taxes - Say maybe they are a month away from the property actually being Taken. Thanks for the well wishes!

Does anyone currently have a marketing strategy that they use to make this happen? 

I've been wanting to see if there is anyone out there that is coming up with deals in this way. 

For example: Tax payer owes 10k in Back taxes. they wind up on your mail list. and you work out a deal to pay their back taxes and give them some cash as well?

Any thoughts of experiences would be helpful, Thanks!

My name is Alex Pereira. I've also been a member on here for a few years but have never actually engaged in posts. I've now decided to change that.

I've been in and out of real estate investing in some way shape or form since 2006 - Mostly just part time and on the side. I'm plan on getting more consistent with it hence my introduction and ultimately active participation in the forums.

I found bigger pockets a few years ago while looking for methods for Tenant screening and have been hooked on the podcasts ever since.

Right now i'm seeking more knowledge in the Area of Tax Delinquent property acquisitions(Before they get to the Tax auction) and Also wholesalers who are in the Mesa area who may be able to provide some good deals for myself and my partners to flip.

I look forward to much more knowledge and want to thank all of you active members for the huge knowledge base that bigger pockets has become just by having your conversations.
