The 6th Street S and 7th Ave neighborhood.  Also Southview Blvd and 21st ave and City Center neighborhoods.

Is there anyone out there that has invested in South St. Paul Minnesota?  My wife and I have a multi-family property under contract and I am trying to due some due diligence.  

I am wondering if this is a good area to invest and if others have had success there.  

Any and all feedback would be much appreciated!

Here is what I know so far:

- 2200 sq feet

- built in 1942

- Forced air heating

- Gas stoves 

- Electric Dryer I believe

Hello BP community!  My wife and I just got a multi-family property under contract and are beginning our due diligence.  It is a 3/1 house with a small 2/1 bungalow unit in the back in South St. Paul.  We will be house hacking and living in the 3/1 and renting out the bungalow unit.  

I am wondering if there are any investors in the St. Paul area that could give me estimates on utilities based on prior experience (electric, water, gas, garbage, etc.) Additionally, any thoughts on estimating insurance would be helpful.  

If anyone has experience with this type of multi-family and could give any tips or thoughts I would greatly appreciate it.

@Shannon K. - I like your idea of adding the text option.  Can you give more detail as to how you structured your campaign?  My wife and I are in the process of closing on a multi-family we are going to house hack in.  We have driven all around the surrounding area and there are a lot of duplexes and I really would like to do a mailing campaign for that whole area.

Any verbiage or, if you would be willing, a template would be super helpful as I've never done a mailing campaign.  I am in the Minneapolis/St. Paul Minnesota market and multi-families have been super competitive and I am realizing that direct mail is the way to go.  

Anything anyone could offer would be greatly appreciated.  Thanks!

This has been a very helpful discussion. My wife and I are searching for a duplex to start our journey into real estate and it is tough to find a place that fits the numbers. David K.
