Small multi-family (2-4 units) private money loan investment in Buckeye.
They will be on a foundation- “stick-built".
Estimated cost of construction.
$75k/unit
$120/sq. ft x 420 square feet. Since we are building individual units we have to consider impact fees for each unit for the city and water sewer and water line for them
to have there own meters.
Once permits are approved, we estimate the first model to be done in 2 months. As 4 homes are being constructed we project no more than 6 months...worst case scenario maybe 8 months.

Leased! When we purchased the land for our new builds, we were advised that the office and structure was considered a tear down. We did not agree and made the decision to make it the eventual headquarters of JTF Investment Group.
We decided to lease it to a local business as we increase our presence in Buckeye and surrounding communities.
Now we have positive cash flow and a refi opportunity as we await the approval of our blueprints to build 3 or 4 units in the front.

We purchased this 6 plex which is across the street from an elementary school. It was condemned and being squatted on by meth users. We cleaned it up, rehabbed, refinanced and have it fully rented. The neighbors are constantly giving us praise for beautifying the community. Washers and dryers in every unit.

We purchased this 4 plex and the 3 back units were rented but this front unit was condemned. We rehabbed the unit with all new appliances, including washer and dryer and are refinancing and holding.

We call this property The Cat House. We purchased as a condemned property and found many cats living inside. We had to capture and find homes for over 15 cats/kittens.
We went to court and was able to get the property out of condemned status on Friday. We have a list of potential renters, refi, and hold.
