Could anybody suggest an average ROI for typical medium/high quality new residential construction projects? I would like to make a comparison with other opportunities like rental or flips. Is there any general number? Would this number change for high end luxury residential projects? So for example if I want to invest $350k, how much return can I make on it if I invest it toward getting a contractor, construction+land combined loan and build a new house?

1- Having a fixed investment capitol which flip option would be generally more profitable? (Let's use southern Florida market)
