@Ciji Masser What REI Meeting are you going to? I am in the same boat, Mid 30's 5 kids looking to start investing, and same area.

Loans as a self employed can be a PITA.  I have had success just reaching out to the current loan company and asking them for a refinance based off of your history with them.  You may not get the best rate available but I was able to refinance without turning in any tax forms and current P and L.  For me less headache was well worth a few extra bucks a month

Also, I work at a lot of malls and usually have to talk to their management offices about COI's and such, you may be able to call the mall directly and get a more direct point of contact
