Thank you so much for the pointers! I have not considered the POS repair costs in my model, so it was probably painting a much more optimistic picture than what it would actually be.

I'll try to adjust the numbers to account for them and see if this property still makes sense as an investment.

This property seems to need more than just cosmetic touches. Built in the 50s, and there's an item on Zillow that says "Fixer" for the condition as well. Old appliances, old carpet, etc.

And yes, it is in the north part near the lake. From what I understand, that is the more desirable part of town.

Here is a property (SFH, 3 bed 2 bath) I am interested in the Cleveland, OH area (Euclid, to be precise). I'm thinking about a buy-and-hold strategy with some forced appreciation.

I took most of the numbers from Zillow and made them slightly more conservative.

Would appreciate your thoughts on assumptions used for this model.

I am interested in a deal that gives me solid cash flow (not expecting a blockbuster natural appreciation in the market). I'm wondering if it makes sense to purchase this property for that purpose.

I am also looking to connect with experts in the area.
