Thanks Ryan. When I informed the seller of this problem he was concerned that I would get him in trouble with the zoning department.

I have been looking at some 6 unit properties in MA and NH and I am finding that they might be listed as a 6 unit but after doing research I find that it is zoned as a 5 unit. All of the units appear to be up to code so I'm not sure why they aren't officially listed as a 6 unit.
Does anyone have any suggestions on what to do when dealing with these types of issues.

Nice! I sent out 100 last week for multi-family properties and have had 6 calls so far. I got calls back from mostly investors who are looking for top dollar but I did at least get them onto my buyers list as they were looking for more property in the area. I did get one potential lead from someone that may be declaring Bankruptcy.

Thanks Alison and Michael. I was actually hoping to find people that are just a little behind on their tax payment but not yet at the point where there is a tax sale. I figured they would be good potential motivated sellers that I could send my direct mail to. Do you know if this is a list you can gain access to?

I have a question about getting a list of tax delinquent properties. I am from the Boston area and I would like to do a direct mail campaign to people that are behind on their tax payments. Are there any list service companies that can provide this or do I need to go City Hall? Any suggestions would be appreciated!

Craigs List is a great place to advertise it. Put it in the For Sale By Owner section and make sure you put in some buzz words like "handyman special", "highly motivated seller", "cash buyers only, must close in 7 days or less". This will help you to attract some buyers and if they decide they don't want the property at least you now have someone on your buyers list for future properties. Just make sure you ask them what their buying criteria is.

I just ordered 100 signs myself and will be putting them up over the next couple of weeks north of the Boston area. I'm curious to see how well they do but everyone I've talked to swears by them. Cheryl I was also thinking of getting some magnetic signs for the car myself as I figured it couldn't hurt to be a moving billboard and when I visit with property owners I can take them off.

A good way to find more rehab buyers is to put up flyers at hardware stores, lumber yards, paint stores and supply houses. It can say something as simple as "your company name, is seeking 3 additional contractor buyers that are looking to purchase homes at deep discounted prices. Must be able to close within 14 days, 7 days is preferred. Contact me below to get on our pre qualified list of buyers"
Another good thing to do is if you see contractors working on a home go talk to them and see if they do just for hire work or if they buy and rehab their own properties.

Hello and welcome aboard!
I am also getting started with Wholesaling and then later hoping to move to rehabs. My advice would be to join your local REIA group and start to build your contact list of rehab buyers that you can wholesale your properties to. Good luck in your endeavors.
