That's great advice, John!  Thank you very much for the info. I have a great CPA who can help me with the tax things. I did not know about the property occupancy limitations, but those should not be an issue. I'm more interested in the long-term financial investment and the ability to deduct the expense of my travel to the locations (I have family that lives in the area). 

I am by no means an expert, but I'm a huge believer in going with your gut instinct.
Depending on your location, setting up a basic LLC should be a minimal cost: <$1-2k. I register all of my LLC's myself to the tune of $155 a pop. For sure you at least want an LLC to shelter your personal assets from liability should anything go wrong with any of your properties. The cost of consulting with an attorney for a couple of hours is minimal in comparison to the amount you could lose in personal assets if something should happen unexpectedly. You're expressing concern about liability and tax sheltering, so I would think having an attorney involved would be a good investment for you.

I would love to, but I'm coparenting and my daughter is only two years old. Hence the 16 year timeline.
