Hi Ajo George ! So nice to find another new investor in North Bergen. Did you rehab the property before renting? If so, can you share contractor info?
Hello! My husband and I are getting ready to be landlords with the purchase of a multi family in North Bergen, NJ. I just wanted to reach out and see if anyone familiar with that market had any advice. What method do you prefer to find tenants? Any special resources you can share?

Hi Stephen,

I just wanted to know why the two contracts? And when you have the buyer pay the attorney's fees, do you include that in the total for your buyer without being specific that they're paying for attorney's fees? Or do you give them a breakdown? Or do they pay the attorney themselves? I'm sorry for all the questions. I'm trying to figure out precisely how each step goes down.

@Chris Piper Thank you. I didn't think to consult an agent. As a wholesaler, what would you say are the risks of doing it? I'm still having a hard time convincing my very skeptical husband who is convinced I'll be sued out the wazoo.

Hello!

I recently moved to NJ from NYC and had to leave my job in the city so I started thinking about pursuing opportunities in real estate. I'm having a hard time convincing my husband(he doesn't like to take risks at all) to let me take a real estate course and become a licensed agent. 

So, I want to secure a wholesale deal to not only raise funds to get my license, but show him that it's also possible to achieve success in real estate. 

What are some things I can and cannot do as a wholesaler in NJ without a real estate license? Is it still possible to execute successful deals?

Does every unit need to be move-in ready or just the unit you plan to live in? Minimum property requirements(MPRs) are specs in a home that need to be met in order to issue the loan. For example, no cracked Windows, mold, lead paint, etc.

If purchasing a multifamily with a VA loan, do all the units need to meet the minimum property requirements?
