Quote from @Michael Baum:

Hey @Hans Waisfeld, so where in Miami? Miami has a ton of regs on STRs.

Hey Michael, it does. Very few areas you can do short term. I am in the middle of Miami, in a residential neighborhood, no issues here.

Hello everyone! I have been a follower of Bigger Pockets for 7+ years now but I lost my last account so starting this one from zero.

A little background on me, I am a local Miami real estate agent helping clients invest and relocate to Miami for 8+ years. I have 3 YouTube channels talking about Miami and Real Estate in Miami. Ive always loved to learn things online, Youtube and podcast so 3 years ago i decided to give back to the community and start my channels providing valuable information on miami and miami real estate.

Anyway less then a year ago I was able to purchase my first property which I am house hacking and doing Airbnb on 3 units. I stay there from time to time but mostly its rented out constantly.

It has 2 2/1 and one small studio. It is located in a up and coming area of town but very well located close to everything Miami has to offer.

It has been about 7 months now and the numbers are amazing! I am sure this is the part that you mostly want to see...

I am netting about $3500 cash flow a month on average.

My total investment was about $100k with Downpayment, Closing cost, repairs, and getting the property set up for airbnb.

so do the math!!

Yes it has been somewhat of alot of work, but mostly on the phone answering people or helping guest where something went wrong that I am little by little starting to automate or fix/make better so there are less issues. However I do everything on a budget so I have to go slowly one item at a time.

I would love to say more about this, but I am not the best at writing, im better at video. Which I do have a before, middle and after on my youtube channels if anyone is interested.

I will leave the links so you can see pictures. (Not allowing me to post pictures?)

This is my first forum post so please let me know how I can make it better or provide more value to you all.

Let me know what you think

Thank you
