My first investment was in a D-rated neighborhood with a Section 8 tenant. It was definitely a learning experience—lots of maintenance issues, and the tenant was a constant challenge. But in the end, it paid off. The property appreciated far more than I expected. After some major upgrades, I was able to sell it for 3x what I paid for it.
Since then, I've done a few more deals, and my investing criteria have evolved. These days, I focus primarily on positive cash flow and strong Cash-on-Cash (CoC) returns. I use a simple calculator that helps me pull all the key metrics together in just 2–3 minutes. If the numbers check out, then I dive deeper—looking at things like location, trends, and local demand.
You’ll pick up a ton as you go, and luckily, remote investing is more doable than ever. There are so many great tools available online now. Honestly, I’ve bought six properties and haven’t even stepped foot in three of them... and things have gone just fine!
