I am seeing good properties that will Cash on Cash, from my research tenants are primarily section 8

I currently reside in DFW, what type of Cash on Cash are you seeing in DFW? With rising insurance costs and taxes yoy, I refocusing on other states for cash flow and appreciation.

Hi BP,

I am researching Gary, IN, I see affordable homes that could potentially cash flow, does anyone have any recent experience investing in Gary? I would love your thoughts.

Thanks, Hardy

Hello,

I am a new oos investor considering the Memphis market, I have had a couple great calls with Crest Core. Is anyone actively investing with or using their services? What has been your experience so far? I am trying to get an unbiased opinion through the community, feel free to send me a message directly. Thanks,

Hardik

Hello, I'm investing with a partner, they are putting up the funds for the first home, do we both need to be pre-approved? Once we purchase an investment property it will go into an LLC

@Cynthia L Wirth What drew you to Fairbanks, AK?

Thank you for the detailed information.

Quote from @Kasi V.:

Hi Steven—welcome to the BP community!

My first investment was in a D-rated neighborhood with a Section 8 tenant. It was definitely a learning experience—lots of maintenance issues, and the tenant was a constant challenge. But in the end, it paid off. The property appreciated far more than I expected. After some major upgrades, I was able to sell it for 3x what I paid for it.

Since then, I've done a few more deals, and my investing criteria have evolved. These days, I focus primarily on positive cash flow and strong Cash-on-Cash (CoC) returns. I use a simple calculator that helps me pull all the key metrics together in just 2–3 minutes. If the numbers check out, then I dive deeper—looking at things like location, trends, and local demand.

You’ll pick up a ton as you go, and luckily, remote investing is more doable than ever. There are so many great tools available online now. Honestly, I’ve bought six properties and haven’t even stepped foot in three of them... and things have gone just fine!

If you're interested, I’d be happy to share a list of the tools I use—from property analysis and tenant screening to rent comps, management, and maintenance.

Hi Kasi, would you please share the tools, I am a new investor considering purchasing properties in Indiana. Thanks

Hello, my name is Hardik. I'm an investor based in Texas, currently looking to acquire single-family rental properties in the Midwest. My goal is to purchase at least one, possibly two properties this year. If you're an out of state investor, I would love to connect and hear your insights, tips, and lessons learned. I'm excited to be on this journey alongside all of you here on BiggerPockets!
