Post: Has anyone rented to George Mason University students?

Hi BiggerPockets people! I was wondering if anyone on here has had any experience renting to college students in the Northern Virginia area. George Mason University is where I graduated from and I have lived in Fairfax for my whole life so I have a good feel for the Fairfax City area.

College student renters can be a very good niche if you have a solid property management and tenant screening process so if you have any experiences (good or bad) I would really appreciate hearing about managing rentals in college towns in VA like Blacksburg, Harrisonburg, Lynchburg, and to a lesser extent Richmond and Norfolk. It would be greatly appreciated!

@Brandon L. Sounds great! I sent you a message.

@Deren Huang I had not heard of circle prospecting before. Great suggestion! I have a lot of research to do when it comes to being effective at marketing myself.

Hi everyone! I have just become a real estate agent in the Northern Virginia area and I was hoping to get some advice on how to start making deals happen. I've told my family and friends about my new career and this has led to one listing in Fredericksburg so I will continue to market by word-of-mouth.

What other things can a new agent do to generate listings or leads?

Hi @Kyle Scholnick! You're right. Deals are hard to come by in Fairfax and pretty much all of the DC suburbs in Virginia. I have seen some good ones on HUD foreclosure in Prince William County but they're mostly out of my current price range (150 to 200K). You should check out HUD/VA foreclosures and auctions if you're curious.

If you give me some more details about what you want to invest in I'd be glad to send anything that fits your way.

Hi, everyone! My name is Hari and I am a new agent with Fairfax Realty. I am currently also employed full-time as an IT contractor but, eventually, I want to be a real estate investor and landlord to achieve financial independence. I believe that working as a real estate agent will give me plenty of great experience and knowledge to improve my confidence and skills as an investor. Not to mention the commission I (hopefully) earn can serve as capital input to future investments.

That being said, I would like to focus my career as an agent on investment properties.

Hi BiggerPockets!

My name is Hari Mann, and I'm excited to say that I have started my journey to financial freedom through real estate!

Currently, I maintain a full time job as an IT consultant which I plan to keep for the foreseeable future. Additionally, I am completing the registration process to join Fairfax Realty as an agent. Lastly, I have started a partnership for the purpose of investing in residential properties.

My goal for this profile is to network with people in my area, share knowledge with the BP community, and ultimately help people (myself included, lol) make money and achieve their financial dreams!

Please feel free to shoot me a message about anything related to the above. I love discussing my plans with others and hearing about what other folks are up to.

Thanks for reading!
