Since I'm a Realtor, I acted as my own agent and pocketed the commission. I used Lima One Capital for the purchase and rehab.

Got great deal on this occupied duplex. Each unit is rented for $650 per month, but the market rent for this unit is easily $725-750. They could stand a little upgrading but the property is in very good condition with great bones.

Hello Bigger Pockets! Do anyone know of any lenders that will provide a HELOC on investment property that already has a mortgage? I was going to pursue a HELOC on one of my rental properties from Navy Federal but they changed their criteria just 3 weeks ago and no longer offer this product. I have equity in the property and looking for at 75-80% LTV.
