I like this reply/statement - thank you for pushing it. I live 1 hour and 17 minutes from the Hardrock casino (precision on time indicates my frequency). I’ve been on the fence about diving into AC. However, I’m not a local - and the learning curve is not something I’m willing to dedicate time to. I believe there’s opportunity in AC and think many investors are going to profit. That being said, I have to rely on my gut and how it applies to me. I’m not a naysayer, instead a realist with what works for me. My gut has a problem with the entrenched infrastructure in AC. Walk on the boardwalk, or drive around the city - and you’ll see (and feel) that much has to be done, before it becomes a true destination place.

On the fence still about AC. If I was closer I’d dive in deeper. As mentioned, very tempting with inventory and prices. However, I go down about once a week to play - and my gut tells me to stay away. The new supermarket, and other positive news pulls me in, but the depressed feeling I get from driving through keeps me from pulling the trigger. The other factor that’s hard to look past is the market rents. Yes, prices are low - but, unless it’s a short term deal - the rent is lower than needed.
For those buying there- maybe you can share some numbers of why it’s attractive to you? Maybe we could start a BP fund and buy blocks at a time!

Suggestion- go back to the attorney you used to buy the property and ask them for closing costs. You can tell them that you’ll use them on this deal if you can.

Gratitude - yes that’s the key for me too. How can I expect to get more good stuff, if I’m not grateful for what I have?! When I’m not grateful it’s like telling the universe I have as much as I can handle. Instead, gratitude sends the message - come on I’m ready for some more good stuff!

Super high prices, tenant problems, low appraisal - reasons or excuses?! Doesn’t matter - it’s whiny and weak.
After everything REI has done for me - I second guess myself when things get tough?! So disappointing! Had a wake up call and got out of the funk today.
My pep talk to myself! If it was easy everyone would do it! I was homeless and now have 8 homes! You’ve overcome way more than these obstacles - have some faith!
Thought maybe some other people may have gotten down a bit too.

I may start looking outside of my area, but I’m not familiar with that part of Jersey. My general thoughts on Southern Jersey RE is that it will increase in demand as prices closer to NY city skyrocket. It’s funny how Jersey is looked at from outsiders, and now they’re coming here! Lol. I can’t see you getting hurt if you buy right. If you have a property in mind, I’d be happy to put a set of eyes on it and give your my take on it.

I saw your post from about 10 months ago, so I see you’re from south nj. Im in Monmouth county - exit 114/117 on the parkway. Have you been looking at properties by you? I just spoke to a friend about the AC market.

Get another realtor? That was a half joke. So - inspector doesn’t catch it, the health dept doesn’t have a record of it? Yet - the realtor catches it? If there’s a septic and it was disclosed I’m finding it hard to fathom no one looked for a cess pool. Get another realtor - they may find structural issues after you take care of the cess pool. Lol
