I’m having a really tough time figuring out a way around the debt to income ratio. With a 35k/year job it seems almost impossible for me to get any sort of loan in my market. There has to be a way around this. Any help is appreciated!

I’m a new investor who has yet to purchase a property. I’m looking to secure an fha or some sort of low money down loan. I know that most banks require 2 years of stable income. I have only been at my job for under 6 months, do I have to just sit and wait for another 1.5 years to get a bank loan? Also, would getting a letter of recommendation from my boss and showing it to the bank increase my chances of securing a loan? Any help is appreciated!!

I live real close to CSU and yea it definitely is on the more expensive side of things. I’ve got roots in Wisconsin though so I might check out some properties there too. But Thanks for the tip, I had never thought of that. I appreciate you!

I’ve been practicing my deal analysis by picking a property and going over the numbers (I’m aware that repetition is key so whether these properties are good or bad, it doesn’t matter to me) but I’ve been getting stuck on trying to find accurate estimates for the various categories I have set up. I need more information on the topic. Does anyone have any suggestions of good books on analyzing properties? Any help is appreciated. Thank you!
