Thank you all very much, I do appreciate your response and will effect these suggestions as soon as possible.  I do agree with you because I have spent thousands on Robert Allen courses and thousands on Rich Dad courses and do feel that it is now time to make money.

I strongly agree with Chad.  It might cost you a bit more in the beginning by retaining a cross border lawyer/accountant but it's worth it at the end.  I do know of a non American who purchased a U.S. property without obtaining proper counsel at the beginning, bought in his name and now it is costing him more to get rid of it.  Please retain a cross border lawyer/accountant if you have not already done so.

I do have a few buy, rent and hold properties but need to move forward to a multi family residential or strip plaza but do not have the down-payment.  What is the best way to secure some wholesale and or tax lien properties in order to build up my equity?  

I went to a couple presentations and they asked us to pay a few hundred dollars for a 3 day seminar which I did.  At that seminar they are asking for thousands of dollars to do boot camp and field trips which I cannot afford.   One organization is even offering to lend us the funds for the boot camp at 10% over 3 years.

There is another site that I came across and they are only asking for $97.00 for the course.  I wrote and asked if any more money is required once I pay the $97.00 but they have not responded.

Can you please give me any information that you have on finding wholesale or tax lien properties and how do I market them? Any other information other than MLS/ICX will be appreciated.
