I've listened to the audiobooks for If You Can't Wholesale After This: I've Got Nothing For You by Todd M. Fleming, as well as The Art of Wholesaling Properties by Aram Shah and Alex Virelles, and I can recommend both.

I'd also recommend from BiggerPockets: The Book on Negotiating Real Estate by J. Scott, Mark Ferguson, and Carol Scott.

Just finished reading How to Invest in Real Estate: The Ultimate Beginner's Guide to Getting Started by Brandon Turner and Joshua Dorkin. Very good stuff and excited to keep expanding my knowledge.
