Hi,

I've got a number of quality leads from my corporate job. Folks with money that want to invest with me.

I am working on various strategies but I'd really like to grow my understanding of the ins and outs of private money. I've seen a number of posts citing the legal issues. I've also seen posts mentioning various roles - JVs, promoters, GPs, etc. However, I'd like to better understand how to work within the legal requirements and the various roles involved.

Can anyone recommend a good source of information where I can educate myself? I've read through a number of the posts but I need more... maybe I overlooked something.

I appreciate any direction you can offer.

I too feel sorry for those who are too afraid to make a mistake that they never try... I also feel sorry for the idiot who jumps in whole hog without doing their homework first.

I started out talking about buying SFR below market to turn into rentals. I wanted to find out the best route for financing given my situation. Everyone has a strategy that is best for them -- it may be one strategy starting out and then it changes as you learn more. For me... I'm going towards rentals at first. I may change my mind and try a flip to build up capital faster.

I appreciate all of the input and insight that your experience brings. So think back to the time when you didn't have that experience, didn't know every angle -- what would you do to start out and build the experience and confidence with limited risk?

Thanks again everyone -- Rich you're correct... I'm trying to build my strategy... I've run different properties through my calcs to evaluate and do some 'dry runs'... I'm patterning this first deal after my other rental -- I've found neighborhoods around the area that fit my criteria with rents from 950 - 1050 on a house that I can get for ~70K... but each deal is different so I evaluate each on their own merits... and make sure it cash flows with all fixed and variable costs. I will definitely come back with specifics when I determine my financing strategy. I'll probably post a few example deals to make sure I'm not missing anything before I actually move forward. Thanks again.

I've looked at both just a little... I'll go back and dig around. The local REI is about an hour drive for me and I haven't seen much activity on the local BP group. I'll give them a try though.
