@clayton smith thanks for your detailed post! I'm really trying to figure out how to do something very similar in college towns near me and in the states where I want to invest. 

Quick question - how did you draw the plans yourself? Do you have experience in design or architecture? Did you find some software to help you out?

This seems like a high-risk deal to me. Even though the area is up and coming if things slow down, you may find your self in a difficult situation. Negative cash flow and money left in the deal...not ideal. I just listened to a good segment yesterday that you might want to consider. It has good advice on how to be wise as a property owner.

I agree with Rob. I've looked at condos, and the high HOAs always end up messing up the math on them for a BRRRR, or even just a rental. I used to own one in Vegas, and the tricky thing is that the HOAs can go up on you. Also, my experience in the Las Vegas market is that there can be construction defects that can lead to conflicts between the HOA and the builders, depending on the age of the property. That can mess you up on reselling it. Nobody wants to buy into a lawsuit! That might not apply to your situation, but thought I'd share from my experience.

Does anyone have any suggestions for good networking groups in the greater Sacramento area in norther CA? I'd love to connect with folks who are into house hacking in the area, and/or investing in cash flow properties out of state. I'm new at this, but am learning fast! Thanks!

My name is Heather, and I'm so excited to be joining the BP community as a "Pro." I watched my first webinar today on multifamily properties with Brandon. What a great teacher! I have really liked learning from the podcasts, too. David has such great insights. Your guests are amazing! I plan to purchase in my first multifamily investment property this year - 2020 (stretch goal). :-) I am have been working in education for nearly 16 years and am ready to strike out in a new direction.
