Looking to get Comps and ARV of a 12-14 Door multifamily project I am starting.
There are no comps but the estimated rent is $1,400 to $1,800 on a college area and airport PIT
in order to get finincing
any advise is welcome

I am new to the industry.
Currently working on a small flip
but I purchased a Motel/restaurant that I am looking to flip
purchase price $50k
estimated repair cost $1M
ARV $2M
Total units 12-15
Restaurant space to rent $4k a month
close to University and airport

I got a property loan 400k, house value 390k
behind and currently on trial for house modification
rent in the area $2,600 a month
looking for rental or exit strategy
Trial ends October
current monthly mortgage payment $3,300 v
Estimated new monthly payment after modification trial $3,029
includes HOA, Tax and Insurance
Any advise will help.
