Post: How is inventory in your market?

Even Northern Michigan has low inventory. It has been a sellers market for a few years now. Almost every listing on the MLS is under contract, except for the highest price ranges, and even those are moving, just not as fast.

I would love to get into building new homes, but between a trades labor shortage, lumber prices and the lack of availability for some materials it becomes cost prohibitive.

Just wondering what additional hurdles may come up with a Rural Development Mortgage versus a Conventional Mortgage during the sale process.

The property is in excellent condition and located in Michigan.

Thanks BP community!

@Victor Wasson Sounds like you are well on your way being a Real Estate Investor.  Rich Dad Poor Dad changed my whole perception of finances.  Love that book!   Welcome to the BP community.

@Gretchen Fontichiaro Oh, nice.  Boyne City is a nice town with a cool vibe.  They seem to do a lot to attract and support commerce and housing development.  Home values are solid there, I think the rental market is good too. That is just an observation, since I never lived there.  I'm about 45 minutes from there.  Wishing you the best with your move.  :-)

Welcome, Gretchen!  Glad you found Bigger Pockets.  TC is beautiful.  I lived there for 14 years, but we moved a couple hours north to be closer to family.  Hope to see you around Bigger Pockets.

Wishing you much success!

Seems to cover all the basis well.  It points out the problem, its informative, it offers a solution and its personable to make a connection with the reader.  I would say it is very good.
