Thanks a lot. I already contacted Evictions99 and they will send the 1st notice. Hopefully that will take care of the issue. I inherited those tenants few years ago when i bought the property, they were always 10-15 days late on payments (they always paid the late fee). The building had an assessment and was under construction and renovation, that is why I never evicted them before. Now the building looks great and I can rent the property for more money. That’s why I decided not to renovate their lease. Great advice. Thanks a lot.

Thanks for the answers, I already tried cash-for-keys, I offered them 1 month rent, didn’t work. They are nice and so far amigable. I guess I will need to evict them anyways. Since there is no lease, it will be a different eviction process? 

Lease expired, tenant said he can’t move out because lack of money. I don’t want to rent to them anymore, they were always late on payments. I haven’t accepted any payment after lease expired. I gave them a 30 days notice about lease won’t be renewed. What should I do? Eviction?
