I would like to invest in the Philadelphia Area.However, I am wondering do I need to create a new LLC in PA, becaue my current LLC is in Virginia?

Investing out of state is actually a great idea.  The problem lies in being able to run a project/flip from a different location.  The reality that most in this space do not talk about is the fact that there is a shape learning curve and most people do not understand how time-consuming the process is.  Statistically, most flippers do one project and never try again.

Once complete we have lenders who handle the refi. We even have people that stage and manage your STR so you can stay 100% passive.

In the end, if it is about making the most profit, using a company to manage the project is how you do it.

It’s one investment property that is in my name. That I will like to refinance at a 30 year fixed rate. 

I am trying to refinance 

I am a new investor. I will like to know if, all conventional loans are arms rate. Are there any conventional loans that are 30 year fixed for investment properties? I applied for a 30 year refinance loan for my investment property and I thought that I was getting an fixed rate for 30 years. After reading the hud, the rate was fixed for only 5 years. The five year rate was not the best, so who knows what the new adjustable rate would convert to after five years.
