Hi Ronny, first I want to say thanks for checking in with me about what I have been doing since my question/post, and second thanks for your suggestion.  Hearing that a few time only means that getting in the car, is and will always be, an effective method to find opportunities.  

Since I posted that question, I started with driving a few local areas taking pictures, and getting addresses so I could follow up with letters.  I also purchased a list of non-owner occupied (absentee owners) names, 470 names to be exact, and sent out yellow letters to each name on my list.  I waited seven weeks and sent out postcards to the same list of people.  As a result I went to look at one property this past Friday.  Owner sent text saying he wants to sell asap.  So now I am trying to figure out how to go about the next few steps, cost of repairs, comps in the neighborhood.

I am also preparing my third round of mailers to be sent out to that list of names, as well as starting over with a brand new mailing.

I always welcome thoughts, feed back, and comments

JUST AN FYI - I have 37 years of residential, commercial cleaning experience, my family owns a company called Maintenance King.  I'm always willing to give out any cleaning tips or little tricks I may have learned over the years.  If anyone has trouble getting things cleaned in your properties, removing tough stains …. please just ask.  I've been doing this since I was a 11 years old.  I'm not selling, I'm not looking for business, I'm just trying to share my expertise in the cleaning area to anyone who might need it.

Thanks Rachel!  It’s all helpful.  I’ve been driving and came across a few properties that look neglected.  Now I have to get familiar with using the county records site to locate the owners.   Or, does anyone have any experience using “Deal machine”?

Hello BP world, my name is Henry, I am going to start wholesaling and I have a small budget ($2,000) that I’m ready to put into marketing. I have a full time job that I will keep until I can replace it with full time real estate, but I absolutely hate what I do and have been doing it for 30 years. It’s time! HERE’S MY QUESTION - what would be the best use of my marketing money to get started? And for how long should I stretch it out for?

Some of what I have heard is to use “list source” for finding absentee owners, but then do I keep that list small so I can mail out to them consistently for 5-6 months? Should I spread out the marketing budget to other avenues?

I’m ready to pull the trigger and spend (invest) the money I have, but what would be the best usage of the money?

Help me Obi-Wan, you’re my only hope!

I just got back this evening from a three day workshop and one of the things that seemed to get me to sit up straight was when the speaker mentioned getting a tenant buy evicted is a lot harder to do because they have equitable interest in the property.  Can any one help shed some light onto this?

Hi Victoria, Larry, David, and Jay, thanks for the warm, and certainly encouraging welcome to the group.  Its extremely clear, even just from your greeting, that this is the right place to be.  Thanks!  I'm looking forward to being a part of bigger pockets.  

Today, I came across a vacant property, spoke with the neighbor across the street, and found out the home owner moved to Pennsylvania.  The property is clearly neglected, however the neighbor told me that the home owner is keeping up with their monthly payments.  As of now, this is all I have found out.  Do you have any thoughts on how I can go about looking him up and getting contact information?  All I have is the address.
