Wendell De Guzman thanks for your input I have one question as I'm also new to Wholesaling, how can you access data that reveal or show the statistics of the where rehabs or cash buyers are most prevalent in your city or county? In order words, in relation to the statistics you showed, how can one source that kind of tool that reveals the very attractive cities and areas that most rehabbers are likely working in? Thank you.

Ralph R. Thanks so much! So technically the monies that will be changing hands will NOT go to the seller but to the lending company? That is, if there is a mortgage in place. Is this the case? Thanks once again

Hello Guys,

I am a newbie Wholesale investor!

How do you settle the debts owed on a property you purchased from a motivated seller who is behind on his mortgage payments and is facing foreclosure or bankruptcy ?

Say for instance, the property's market value (As-Is condition) is at $200,000 and the owner has agreed to sell the property for $135,000, while the After Repair Value is supposed to be $250,000, so this is going to be a good spread.

(A) However, there is still a high mortgage on the property, so who settles this mortgage? and

(B) How do you know when to walk away from a Wholesale deal if the mortgage is the issue?

I would really appreciate your contributions.
