Eli,  

There is no list of distressed homes.  You really have to go out and make your own.  You can drive around town and see what homes are not being maintained, you can view court filings, foreclosure filings, vacant homes, divorces, but there is no list that anyone has that can be passed along.

I invest in PA and NJ.  Both are pretty reasonable as long as you operate outside of the bigger cities.  PA is definitely a little easier though.

Hey BP,

My crew is in the middle of demo-ing of an apartment building which we are turning into luxury units, and found TONS of bed bugs. There are literally colonies of bed bugs spread throughout the entire place, mostly under the molding.  I am wondering if anyone knows of a good strategy for making sure they don't come back after we finish construction.  

We will be removing any wall, wood, flooring, insulation, etc, that shows signs of bugs.  Would it make sense to bring in the dogs to sniff them out before putting up walls?   We are also going to try to leave the building winterized this winter so if it gets cold enough we can freeze them out.  

Any info would be helpful.

Post: Eviction of tenant w/o lease in NJ

Larry,

You need to clarify a lot of things in your question.  If there is no lease, how is it coming to an end?  Does that mean there is a verbal lease?  Because that is still a lease.  Also, I assume this is a residential tenant.  Has the tenant been paying you or is he behind?  If he has been paying, you have no grounds for eviction, and without more information it seems it wouldnt make sense to evict a paying tenant.  If you mean you are looking to end his lease upon termination, you have to have a reason to end it in NJ or it makes things a little more difficult.   

There are just too many factors missing from you question to really give a reasonable response.

Your right.  That is a very unusual case and seems to be local to MA.  There also seems to be a lot of disagreement with the case, however, and I doubt a ruling like that would hold up in very many places.

Any fair housing suit would be tossed unless the complainant can show actual damages.  Saying what he said didn't cause any of his tenants or prospective tenants to suffer a loss.

Mark,

Usually leases are assumed by the new owner.  I always put in my leases that upon sale of the property the landlord as the right to give the tenant 90 days notice to move out.  So check the leases.  Even if the clause is unenforceable in your state its still good to have it in there because tenants are usually willing to honor what they sign when you bring it to their attention.
