@Anthony Solis assume the worst. If the deal is so good that you can fork over another 15k or whatever the “worst” may be in that property, then you’ll be fine. Otherwise tell the seller you are walking if he doesn’t drop the price because of the major plumbing issues. See how he responds. Does your state require a sellers disclosure?

@Remone Randolph title is wrong. If one party has a contingency, only one party is needed to exercise it. Tell them you terminated the agreement and would like the deposit refunded.

@Remone Randolph you gave notice that you were termination beachside the property didn’t appraise. The seller doesn’t need to sign off on it. You gave proper notice. Move on.

@Jimmy Lieu it’s not like it used to be the past 10 years but I wouldn’t say not to try. Just keep looking and protect your downside. Get a great deal and you’ll do fine. Just don’t over pay for anything.

@Suzanne O'Brien depends on the rent but for units under 3k a month usually 10-$15 and for units above that usually $25

@Suzanne O'Brien, i would always recommend a late fee after the 5th as well as a daily late fee from the 5th on.  This way if they can't get it to you by the fifth they dont feel like they have all the time in the world to get it in.    As for your options, I wouldn't worry yet.  See what happens this month and if he pays rent by check.  If not, let him know on the 4th that he has one more day before the late fee is applied.   If he doesnt pay by the fifth, put a 3 day notice to quit on his door basically saying he has 3 days to move out or pay rent and late fee or you will file eviction.  If 3 days go by, go to the courthouse to file.   With that said, see what happens this first month.  There are lots of people who just aren't computer people and would rather pay by check.    Good luck to you.

@Ellen Morrison it doesn’t seem that unreasonable. They have to pay their attorney, maybe the title company if that’s included and other fees. I would ask them for a breakdown though. Nice deal. Good luck.

@Luka Milicevic bankruptcy is different than eviction. Imagine how bad things have to get for an eviction to happen. The tenants stopped paying rent. The landlord probably tries his best to collect and they still don’t pay. The landlord brings a suit against them, they still don’t leave or pay. They go to court, and the judge rules against them and has to kick them out. In my experience, people who let it get that far are not just people who landed on tough times. Those people do their best to find a new place and get you the money they are owed. The ones who let it get that far are conniving people who try to get away with screwing the landlord. I would recommend denying the application.
