I work in the Provo area. I've got a couple rentals, and manage some rentals. I avoid single student housing because of the extra hassle. There's plenty of demand for family rentals which aren't subject to the seasonality of single students. Let me know if you have any specific questions.

If you're looking for an agent who specializes in 2-4 unit properties in Utah County, I'd suggest contacting Thayne Bailey. He lists more of those properties than anyone else in the valley.
