Thanks for the response. You have asked some great questions to point me in the right direction. Much appreciated!
I will be joining full-time. In parallel, I will be running fix and flip projects as an investor. My main focus is personal residential investments (fix and flips to begin with and later transition to the rental market). Eventually, when I have enough rental property portfolio, I want to establish a brokerage and management company.

I am in the process of getting my RE license next week. I am seeking advice to find the right brokerage (investment focused and has extensive training for fresh agents) to work for and learn from. Eventually, I want to establish my own brokerage. Location is San Mateo/San Francisco and surrounding areas.

Hi Julio,
I am trying with them, but most of them want to be the primary mortgage holders as well. They are reluctant to provide a rehab only loan as a second mortgage, as I already have primary conventional loan.

Hi Mike,
Thanks for the detailed response. The property is currently held personally but the rehab work will be performed under an LLC. Planning on getting a General Liability and a project specific insurance. Any other insurances I should consider that you think would provide additional benefit?

First time renting a recently purchased investment property in SF, and eventually want to do a 1031 exchange in a couple of years.

- What insurances should I consider to fully protect myself and the property against any and all liabilities
- What essential clauses should I include in my contracts with my contractors to gain maximum protection and benefits

I recently closed on a flip property in San Francisco as a conventional loan. Now looking for renovation loans for rehab. Any suggestions on how to raise money/get loans for rehab only would be greatly helpful.
