When you look for opportunities in those so called rust belt cities and states , do you look at demographics data and unemployment rates before committing ?
What was the cap rate with that $179k, 80% occupied block of flats?
Have you done a due diligence on it ?

Yes, you are right I don't think it is something that I would be interested as I want to buy and refurbish myself, well manage the refurbishment process myself to be exact.

What's real situation on the ground?

I've always thought there are many good high cash flowing deals in Germany especially in the former east part of the Country.
There is many German properties being sold at auctions in the UK showing good cashflow, but they are mostly in some small towns where from what I've heard people have been moving away to other places. That's why I've never considered investing there plus i don't know the language.
There is also many apartments for sale in Berlin that show 5-7% yields and people here say that the German property market will develop in the same way as other EU markets have.
Clearly if it was all so good you wouldn't be trying to invest in the US but in your own Country, as you know the local market best.
Have you had any luck finding motivated owners in the US willing to finance the purchase of a property from themselves?
Have you tried to look at any other market except Ohio?

Can you elaborate on your last post in here.
Can you explain the process in layman's terms , please?
I'm an overseas investor that would want to invest some of my own cash, buying houses in bad to very bad condition, renovating them to good to very good standard and then renting.
But would like my dollar to go a little further and be able to get some lender willing to refinance those refurbished properties in order to release equity to purchase some more properties.

Were you the actual lender?
What interest was applied?
I'm looking for a lender in the US that would be willing to lend 50% of the value of purchased property for a foreign investor.
Any clues on how it could be done?

I would need a property manager that would actualy work for me not for themselves and their mates subcontractors.

As I said when it comes to property investment for the future and to have both positive cash flow and capital appreciation in the future plus ( low vacancy rates, good economic condition of the city and the region, good outlook on the future, population growth and nice sunny weather) I think Texas is the place to go and maybe Alabama, because of the growth in foreign owned car industry.
but, how a foreign investor can locate good cash flow properties? I could see any on realtor.com or craigslist?
Any clues on where to look for them?
