How did you get a down payment of around 2%?

It was a FHA loan to begin with then I refinance it to conventional loan. At the time I just need to buy a house so I have no idea about buying a house that is a good deal. I bought another house this years thus I have to put a tenant into this house. This property was pretty much gain equity instantly the moment I bought it.

We bought our second home using VA loan with zero down payment. Our family live on the main level and we Airbnb our 2 extra rooms to help reduce our monthly mortgage.
