The best way I've found so far is to make some friends. It's pretty easy to turn the relationship into a two way street as more than likely all of your leads will not turn into deals. These people still could want to sell their house and I'm sure your new agent friend would be more than happy to help!

I usually pitch access to MLS in exchange for swapping leads/deals when it's not in my wheel house. Working so far!

Thanks for the reply Rick. I'll have to look into that a bit more. The reason I was thinking lease option was in the case that we have to move in a few months, I would still control the property and be able to lease/sell it out. I guess the same would be the case with the seller carry.

Want to take any guesses on the lease option numbers that you think could make this work?

I happened to be talking to my landlord about real estate and asked if he would ever be interested in selling us his place. He said he might for the right terms since he likes us...this is in Berkeley, CA. Crazy real estate market as a renter and a buyer.

Property here

Rent $2800/mo

Landlord has 100% equity

What would a fair lease option look like with us living in the place ourselves for another year?

Another forum I belong to has a really awesome running thread where people post what they did to their car that particular day. It's good motivation and creates a little accountability. If this catches on, cool. If not, good try! I'll go first...

One exercise I've always found super helpful when starting any kind of marketing campaign is to create as exhaustive of a list as possible of customer personas. For us wholesalers, the question we are asking is...

What type of homeowner is likely to sell their home quickly, for cash, at a discount?

Good example - 60 y/o, owns home outright, just lost husband, looking to downsize (my grandmother)

Bad example - Absentee owners

I say bad example because it's not specific enough. A campaign could not be created that is targeted enough. Ideally your mailings would be tailored to each person's specific situation using the best information you could possibly find.

I'll aggregate a list and post it back to the forum when it's completed. So let's get at it, who are some of these personas that have been home runs for your business?

Calling all rehabbers, agents, landlords or anyone that posts photos of their property while selling. I've been thinking about photography and real estate and figured I would ask a few questions to the community.

Do you see value in having better than cell phone images?

Do listings with professional photos sell faster? For more money?

Do you take the photos yourself?

Do you hire someone? If so, how much did you pay and what did you get in return?

What about video?

This might be a silly question then, but where are people making money on short sales? Is it for the cash investor who can actually be the buyer and then flip the house?
