Hello Ryan,

Don't let anyone tell you that Illinois is not a good place to invest. I Lived in South Carolina for 10 years and made good money there in Real Estate. I will tell you this though I grew up in Illinois and I lost a lot of money in South Carolina and now I live in the Southern Illinois in the Cornfields and I have made more money here and have about 58 rental properties for the price of 2 homes in South Carolina. Don't tell our secrets in this great time in Illinois. Where are you located? We have a Real Estate investment club in Ofallan Il on Thursday. I like to meet other investors so if you are close would like to have lunch. Let me know if you have any questions.

I was in the Marine Corps for 4 years and work for Wal-Mart as a manager. I bought real estate during that time and in 2007 became a full time investor. Now I have many rentals and flipping 3 to 5 houses a years for extra income.

I learned a lot from Larry Goins. I went to his first boot camp and everything that he offers is true. I have been investing for years and every guru that I went to never gave me the option to actually talk to him or her. They say they do but most of the time you are talking to their good students. Check him out and I think that he is a great teacher and if you need help down the road he will help.

If you want to pick up the rent that would be fine I think but it depends on how many property you have and what your goals are.

If you are planning on being a real estate investor or a landlord?

I am an investor with 45 rental units it would take a good day or so to collect all of my rents, it would also take a good day or so to chase down the ones not home.

I try not to go to the tenants homes because then they are counting on you and you need to train them.

This business is supposed to give you freedom to do what you like not tie you down. Just think you will never be able to take a vacation or go to a wedding or do any of that if you tell them you will be there on the 4th of each month.

There is no way that I offer appliances because the first thing they take is that if they are behind. I love SEC.8 most people do not but if you don't like them that is fine because that is more for me.

I would have been hard on my first tenants when I started out. I did not follow my own rules and that hurts because when it is time to evict it is hard to tell them the laws of your lease if you are not following them.

Personally I like Sec. 8 I have about 6 ec. 8 tenants right now and I like that I can go to my mailbox and collect a check. Personally never had a problem with them but I have heard the stories. I think that if you spend enough time on here and checking out other websites and going to your local REIA meeting you will learn a lot.

I am a Real estate investor from Illinois and I own 45 rental units and I have rehabbed and flipped about 20 houses since investing. I invested in South Carolina for 6 years and I have been investing in Southern Illinois for 2 years. We are currently rehabbing 2 homes and purchasing one more.

I have about 45 rental property. I have great insurance with a balloon policy. I need to set up a LLC but I am not for sure if I need to set it up in Illinois where all of my property is located or in another state. Also the state of Illinois has what they call a series LLC and I was wanting some feedback from other investors. If anyone can help please let me know.

I like the ibuyhousesleads.com I have bought a couple of deals off of there and for $47 a month the amount I spend is worth it because I spend more on other advertising and do not get as good as motivated sellers as on there.
