New question, awhile back I used a mapping web-site that used a logical sequence and shortest distance to show properties to clients when I had several properties to show and now I can't find that web-site. Does anyone have one that they use? It was free.

I have no idea! I market to other agents as well as to the public. Most marketing is being done online these days. Most buyers are looking online and then contacting their agents. The MLS of course, is very important as this is where the agents start their search with the client criteria in mind. I think I would get some other agents perspectives.

I know this is late, but the ups for renting to the military is that you will get your rent money or you go to their commaning officer. The down is that they are able to get out of their lease if they get orders. Overall they are a good bet.

I also am trying to push the New Home Owners Tax Credit that was just enacted, and is only available until April 2009. It is really an interest free loan, but it is still a boost for the first time home buyer.

I owned a tax franchise for 6 yrs and before that I worked for a CPA for about 6 yrs. So my brain is always thinking about how this realestate transaction is going to affect the client.

I deal with all types of properties. Since you are an investor are you looking for properties that you can buy and fix up and sell or rent out?
