@Frank Geiger Hi Frank, we’re too late in the process for them to deliver the unit vacant. In hindsight that was something we should’ve discussed but because they were month-to-month I wasn’t concerned with it.

About to close on my first investment property! A duplex that has both sides currently rented. One of them is month-to-month and I will need them to move out in order for me to move in. Ideally I would like for the unit to be vacant before the 30th of June, but understand that it may take that long for them to find a new place. And legally I can’t make them leave any earlier than that day because that’s when the lease will technically end. Got that part.
Can I give them notice that they will need to leave by the end of June and offer an incentive for them to leave earlier than that? Like cash for keys, but “extra” cash for keys. They’ll get their whole deposit back as long as the unit is left in good condition but they could get some extra if they left quicker.
Any advice for a newcomer is greatly appreciated! I’ve been reading books and forum discussions for months and just love the Bigger Pockets community.
