The fact is that you are sharing text that hundreds of others are using, which does not separate you from the herd. If you did not customize the FAQ's, you must be modeling your business on someone else's. The Testimonial page is very misleading, as it consists not of Testimonials but simply quotes by notable people.
If you are getting business from this web site, do yourself a favor and change the verbiage - you'll get even MORE business!

I agree with Brian L.
As a former REALTOR(R), the buying motivation is very different to that of an investor. In my experience as an investor, most REALTORS(R) have no idea how to list, much less read an investment listing (RoI). The criteria is quite different!

A web site is a web site, but there are web site's that work and those that don't.
Oncarrot.com, like so many website developers, offer templates. The question you should ask them before proceeding, is: Are their pages created with frames or tables?
Frames cannot be penetrated by search engine spiders, so any content (text) will not be used for organic optimization, whereas text contained in tables, can. (Search engines look at frames, the same way they see images... as whole objects).
Secondly, ditch whatever text comes with your template and employ a professional writer to create your verbiage. Using www.Copyscape.com, you can see how many people share the same text on template sites and search engines actually penalize web sites, where text is duplicated (such as franchise sites).
Thirdly, when you create your 'keywords', make certain that those same keywords appear in the first paragraph of your Home page *AND* on your About page.

In California, a death in the property MUST be disclosed, whether it is violent, natural or suicide. That is the law.
When I was selling real estate in California, it was in my best interests to study Feng Shui, because, as has been pointed out already, EVERY home has something that someone can be superstitious about. And if it's not bad 'Chi', then it's the pool.... or the aspect.... or, or, or, ad infinitum.
There are NO perfect houses!

Firstly, as you well know, the State exam contains questions relating to about 1% of 'real world' real estate. Your real learning only begins AFTER you pass the test!
Bedbugs? Realistically, the tenant should bear the costs of eradication, however how does one prove who introduced the pests to the building?
As a landlord, we do regular pest control. It is appreciated by the tenants and goes a long way to give them peace of mind and it is low enough in cost, to not break (our) bank.
I would say, morally speaking, that the landlord should just go ahead and pay for the extermination.
