NNN lease generally reflects the risk. The only NNN I would invest in would be areas with high AADT and population dense and or with a high class tenant preferably with a corporate guarantee. You can't

compare the two but people have to realize CAP rate is often a reflection of risk not just return.

Like others said it is either uncapping (most likely) or non homestead but where did you get information it jumped to 6k from 1k.  I do alot of deals in Muskegon and never seen that even when zoning switched to commercial.

Work with the tenant. The law is one thing but tenants could care less and as somebody who is normally cut and dry I would want my property manager to work it out. Now if its a few times then yes but if they are on way out 10 days notice does not help at all, it just makes things contentious until they leave and you are wasting yours and everyone else's time.

@Jacob Kline What are you talking about paying interest daily? How are you paying interest and why can't you just get all the buyers one date and time? If they can't make if happen then thats their fault and if its a deal you don't need six buyers. Make sure the owner gets his daughter to vacate or cooperate with showings but you have no right. You can't force her to do anything until you are owner so if you want her to cooperate its time to show your sales skills and build rapport with a tenant. If you can't

do that and you can't get seller to cooperate you likely don't have a deal because if seller not willing to help his lack of motivation to sell probably reflected in the price.

@Scott V. Personally whenever I expensive toys like this but not even that expensive I regret it. I would suggest just renting. I rent sports cars and boats here and there. No hassle

to maintain or pay insurance or cost to store. I can rent a corvette on Turo for 150 bucks a day and drive it all day and don't feel like driving one again for awhile then try another sports car later. End of day give it back and then on to next thing. If you really are a car guy that seems like a better option and then you can keep investing in real estate with savings. I don't think its a bad thing if your car is more important than quitting your job or financial freedom or whatever. Just depends on what you prioritize most. I personally splurge on life experiences traveling with family and could care less what others say because what is important to them may not be to mean. My only question to you is are you asking out of guilt or because you are unsure, because why would others opinions matter if you are happy?
