I am thinking of using a company called Propertywize. On the phone they seem great. Reviews around also speak highly of them. Any one use them? And would you suggest them to others? Thanks.

We are working on that. So it could reflect what we want. The informal agreement says I handle finances and they handle the property management side of things.

Hi, I am looking to invest in some property for rentals. I am partnering with someone and wanting to know what is a fair way to handle the split of profits. I am the one with the money to put on the table for the property and handle the finances. The other partner is the one who can find the great deals wholesale, and does the on the ground management. What percentage split would you suggest?  Thank you in advance.

I live in Virginia. What grade would that neighborhood (1600 block Druid Hill Ave) I mentioned be rated? The building is beautiful but don’t know a ton about the neighborhood. I have my ideas of ratings for places but always like to hear other opinions. Thanks.

Hi, I have several rentals in Baltimore. I am trying to find out what other investors experience there as far as tenant vacancy rates. When a tenant moves out we seem to find it takes 2-3 months to find a replacement. That is far from ideal. Wondering if it is not handling it right or is that typical for the city. Thanks for all your input.

first time poster.  Love this site so far.  I am looking at a multifamily deal to buy and hold that someone wants to partner on.  I am the one with money.  the other person brings the deals but wants part ownership. The deals have great returns so worth it.  I am wondering what is a typical % rate of ownership for me with the cash and her with the deal finding ability? Or is there a smarter way to approach this?   They are move in ready and already occupied.
