Normaly HELOC doesn't have too much to pay only a little annual fee as I know. But most cash-out refi needs pay at least about $2000-$5000 closing cost. With investment property normally the rate won't be too low. And this California property currently rate is about 4.5%, So it is not a great rate. Thx for your reply!

@Kyle J. Thx for the infos. I will call them today. I feel bad I called other 20 companies but didn't call any of these three. That make me feel I still didn't try hard enough. lol... And thx for the article. I actually copied all the questions on my computer when I called the bank. haha... I appreciate all the infos you gave me. Thx again!

@Upen Patel I don't need money right away but I want it on the side just in case I need anytime. It won't cost monthly fee like cash out refinancing if I don't use them. Thx!

Good morning! BP friends.

I called over 20 bank or mortgage company for HELOC Refinancing rencently. Only one company will do cash out refinancing for the California rental property but not HELOC. The property located in Huntington Beach. If you know any company can do HELOC in this moment please recommend for me if it is ok.

I am 39 years old this year. This is the first year and I am still working on my first investment property. I am also dealing with my English skill. Of course I also have 2 little boys(2 and 4) I am full time taking care of them. My husband is working over 65+ hours a week. I heard lots of investors said I wish I knew this 20 years ago. I do too. But never too late to chase your dream! I am happy and excited everyday around these wonderful people! Wish you all success and happiness!
