Hubzu is saying the property is occupied, but I know that its not.

It is a townhouse, not a house. I don't think the copper pipes would have been stripped down. It looks like a decent neighborhood. And the feedback I got from other people living there is that the HOA is very proactive. I am just concerned on the condition of the interiors, with it being closed for some many years and the car in the driveway, what it would cost to dispose off. I saw the comps in the neighborhood and it goes for about $300-320K, what should be a good purchase price ?

We are thinking about buying an REO property through Hubzu which has been vacant since 8 years. It is a townhouse which was built in 1993. The bank told us that no inspections are allowed and we cannot go inside the property to view it. It is sold as-is. We looked at it from the outside, but couldn't tell much, there are tall weeds in the small back patio, and it has been winterized. There is a car on the driveway whose tires are practically stuck on the driveway, a neighbor told us it hasn't been moved in 8 years since the owner died. He also mentioned that the HOA changed the roof 6 yrs ago. What problems can we expect to encounter ? plumbing, electrical, mold, insects, appliances ? What would you advise ?

Hi,

I am looking to bid on a property on Hubzu which is REO. It said on Hubzu that it is owner occupied, but when I drove by the neighborhood and spoke with the neighbor he said that the owner had died 8 years ago and its vacant since then. There was on old car on the driveway which will need to be disposed of. Before bidding on it, how do I find out if there are any liens on the property ? Is there any online title company which can do a prelim title search ? If I do end up being the winning bidder what is the process of actually getting the property ? Once the earnest money is given and later during title search if there are any major liens can I still back out ? Any help would be appreciated. Thanks.

Thank you ! I have been watching this particular auction and it has already gone over the max number that I had in mind. How does it work out for other investors ? Are they willing to take a lower profit ?

Hi,

I am new to investing and wanted some advice. I have seen a property listed on Hubzu for auction and the starting bid is 153K, and the same property also came on the MLS for 199K. So does this mean they are looking to get 199K ? Should I even bother bidding on it ? Does anyone think the buyers premium of 4.5% is just too high ?
