Thank you everyone. My first choice was a single family home. But it's so expensive. I only got approved for a 150k loan and a 20% downpayment (conventional loan). I'm 28 y.o and I don't want to work 80hrs a week for a company for the rest of my life :( so my plan is to get into rental properties and I want to start ASAP. I have 2 jobs and just saving up money :D. I dont own a home, I'm renting with my roommates and I only pay $380 a month for rent. My plan is to get a rental property and continue living with my roommates until I have my own family, then I can buy my own house.

I'm really interested in buying a condo to rent it out. I went to see the property today. The place is not bad and just need painting and the 2 small closets need new carpets. The property is in a good condition. The tenant just moved out this week. My agent said that there's a lot of people looking to live in this area. It's in Kenner Louisiana. The condo is listed for 130k, HOA $255. The agent said I can rent it out. The HOA covers the exterior of the building, water (agent still looking what else are covered). I'm going to put down 20%. I haven't made an offer yet I just need help if this is a good investment.
