House hacking makes your tax situation more complex.
You purchased a property that is treated as both an investment property and a personal residence. As such, payments that you make need to be prorated between business deductions and personal deductions.

Payments that you make normally fall into one of 3 buckets
100% of the payment can be factored in somewhere on the return
Partial payment can be factored somewhere on the return
0% of the payment can be factored in somewhere on the return

House-hacking also has considerable tax implications in the event that you want to sell this property.

You can potentially defer a portion or all of the gain on the investment property with 1031 exclusion.
You can potentially exclude a portion or all of the gain on the personal residence with section 121 exclusion

For those of you investing in south Jersey, does anyone have a recommendation for a CPA or any advice on finding one?

Hey Jonathan! I actually went with eXp and it worked out great for me! I’m 7 months in and I’m a solo agent (no team). I have a great mentor and I have so many resources available to me. I haven’t even taken full advantage of it all to be honest 😅.

I already closed 3 deals, I have 2 under contract this week and I have a listing going live this week also. This is all during covid and I do believe my brokerage choice made a HUGE difference. I did talk with KW but the offices around me didn’t have as many resources especially during covid.

What state are you in? I’ve heard that KW offices vary based on leadership.

Hey everyone! I’m a licensed real estate agent in NJ and I’m looking to invest in my first property within the next year. 

I know it’s Covid right now but does anyone know of any groups or meetups that happen in the south Jersey area? I wanted to connect with some like-minded people. Even if meetings are just on skype/zoom right now or aren’t meeting at the moment, I’d like to have the info for when everything opens back up.

I’m doing research on brokerages and I’m trying to decide if a traditional brick and mortar like Keller Williams is the way to go or if I should take the plunge with Exp Realty.

Training and support/network is most important to me. I’m a self starter and I like the flexibility of having everything cloud based but I don’t want to set myself up for a slow start to real estate.

Any agents have thoughts about this?
