I misunderstood your reply! Honest mistake, really..... This is why I'm on this site to get ENSIGHT! The fact that you have $0 capital and I have $65K is really irrelavant.

Ok... That makes sense! So what is some recommended reading that you suggest?

Also my goal is to take some of that cash and repair my credit! In my area the median home is in the mid $400's but I've been looking not of the city in the mid to high 200's. It's enough to put down a deposit and do some cosmetic repairs.

This is why I have been looking in other cities bc it's just to hard to get in here in the Seattle market.

I'm a salesman by trade, so my people skills are superb. Of course one can always learn and gain more knowledge in his or her expertise.

I'm a bit on an island in regards to family.... it's just my immediate family here. I've joined my local REIA and that's about it. I scour the net for properties all across the country. I do have a passion for this business and I'm really looking to get a solid head start with the least self-imposed mistakes I can make.

So it's now obvious that I'm a newby who's never done any type real estate investing before. Right now I'm a renter ironically however I'm definitely looking to change this. I have posted before but really took time off to focus on my 6mos son.

Thank you for asking..... Well to tell you the truth I have been away since this last post. My wife and I were trying to buy a home for the past month out here in the Seattle area, specifically Everett, Wa.

To answer your question, I guess I took the info that has been provided on the site as well as a podcast(www.getrealrealestate.com) decided against the property after the inspection. The numbers just didn't add up!

In the meantime I have written a business plan which my investor likes but he would like a little more info on financial strategies. He has the capital to purchase straight out... So his question and mine is that which is the smartest approach at this point? [a]Mortgage or [b] line of credit and [c]why?

Help me out people I know you are there....

Thank you.... I'll be taking my notes.

STI is "subject to inspection". Most of the time, if it's a really quick sale on the MLS, by the time anyone sees it post, someone already has a contract on it and is in the process of inspecting. What I read is that here in Wash. a person can tie more than 3 properties that way.

Hello folks!

I contacted a realtor about a property that is already STI. But, I ask could I be considered for 2nd Option. I have no idea how to put together a realistic contract or what to do next!

I supposed to view the property on Thursday. What should I do next? What should I have prepared?

All replies would be greatly appreciated!!!
