@Pete Harper I agree with a lot of Pete says. While I don’t have an investment property, I do have a house in the heights and have lived all over houston my whole life. I don’t know of a lot of renters in sugar land. It has a lot of track home neighborhoods that popped up in the last couple of years, hence a lot of owner owned. Also flooding is an issue. Don’t make the assumption that the neighborhood is safe because it’s not close to the coast. The issue with sugar land is that it’s by a huge retention pond. For example, the Greatwood neighborhood (one of the nicest in sugar land) was close to getting destroyed due to the water going over the retention pond (water was already in the yards).

Personally I know of a lot of friends who have had success in 3rd ward (up and coming area) and Pearland. Pearland is great due to its proximity to the med center. Any house right off of 288 is highly desirable for nurses in the med center who can’t afford the extremely high prices (comparatively) around the med center. Most renters will be in Montrose / Midtown / Washington Heights / Heights (essentially 77007 and 77008).

Regardless always check the flood plain map. Most of them have been updated since Harvey thus expanding
