Knowing the true liquidation value is also important in case you have to sell.  Comps matter a lot in even with multi family.

I remember watching this shift in 2008.  The next phase is people who tried to make it with rentals and leave their job realizing they are overleveraged and go back to work. When they do this, property management companies thrive because of this particular type of client.

If they won't sign the new lease and they are month to month, it's a business decision on your end as to what makes the most sense.  Crappy part of the business.

I do a lot of cross collateral loans but as a private lender, we can't touch a primary.  Is this with a private lender?
