Isn’t it amazing how little financial literacy is grasped by the American nation?! I’m a student in college following accounting. I could come up with 400 and have had to come up with much more in he sight of car repairs and education expenses. Depending on how you see it I’ve had to come up with thousands in a few days or I’ve had to spend nothing at all. With some tax advantages and leveraging a short term accounts payable and reimbursement programs I have been able to move much more money last year than I even made. I’m reading the book on rental properties and it’s similar to creative financing. Annually: 4000 a year for tuition 1000 for books a year Monthly: 100 for gas 80 for phone bill What I’ve been able to do isn’t special to me. It’s available to a lot of people, but they choose not to take advantage of anything they learn about.

I will be living in one of the units for at least one year. I have heard that it is an amazing thing to do when you are trying to get financing. I didn't think about first time land-lording content either!

I'm young and looking for as much information I can get! I'm and accountant and i'm 19, my biggest problem is that I don't know what I don't know yet. I am looking for buy a small residential multi family home and rent out every unit available to tenants and one to my closest friend and business partner. What are some things that I need to be learning about so that, or what are some lessons that you have learned that you wish you did more research about???
